Buying your first home, moving home or remortgaging, this guide is designed to provide you information about the process, what we’ll do and the information we need from you to make it happen.

Ahead of our call, it’s helpful to be prepared with some documents to save time and hassle later down the line - be sure to have these ready when we meet.

It’s not every day that you organise a mortgage.

You may or may not have organised a mortgage before - whether you’re buying for the first time, moving or remortgaging, the process is largely the same.

There’s 9 key stages from start to finish and everything starts with a discovery call - a chance to get to know you and what you’re looking to achieve.

Step 1
Discovery

We get to know each other finding out more about what you are looking to achieve. This is your time to ask any initial questions you may have.

Step 2
Collate

Based on the documents you provide us, we will collate all the information required to deliver advice tailored to you.

Step 3
Assessment

We review the information and find the products and services to best suit your needs.

Step 4
Advise

Based on our assessment, we’ll advise to help with your next steps, based on your individual circumstances and requirements.

Step 5
Submit

With a property found, or green light to proceed with a product, we’ll take initial payment and submit your application to the lender for approval. 

Step 6
Track

Throughout the approval process, we’ll be tracking the application status, providing you with updates and requesting more information from you if required.

Step 7
Offer

This is the point of the process where we meet with you and run through your mortgage offer with you to ensure everything is as expected, prior to you committing to the offer.

Step 8
Completion

Transaction carried out, completing the purchase or remortgage.

Step 9
Review

We’ll be in touch to ensure everything is as you’d expect, answer any questions and arrange annual reviews for any further advice needed.

Nobody likes surprises.

So we’ve created this checklist to help you prepare for your meetings with us.

Organising a mortgage includes checks on you, your identity, earnings and financial history amongst other factors.

Being prepared with these documents will save time and help us speed up the application process.

Whilst there may be specifics if you have a complex financial background, these are the key 6 items we need to get started - be sure to have them on hand for when we meet.

  • We need I.D. to confirm your identity, ideally a current passport or driver’s license.

  • A bank statement, council tax or utility bill with your address on, dated within the last 3 months.

  • If you’re employed, we’ll need the most recent 3 months payslips as well as your P60 for the year. If you are commission/bonus based we need the corresponding payslips for this too. If you’re self-employed, we’ll need the most recent 3 years tax returns and tax year overviews. If you’re the director of a limited company, we require Your tax returns, tax year overviews and limited company accounts. For contractors, we’ll need to see your most recent contract and a renewal date.

  • We need to see copies of your most recent bank statement covering the last 3 months. We need to see these for all the bank accounts that you have. (If you’re self-employed or a shareholding director of a limited company, we also need your business bank statements for the last 6 months.).

  • If this is your first purchase or you’re putting cash into the purchase, we need to see proof of the amount (or the amount occurring) over the past 6 months.

    If you are selling, we need confirmation of your property listing (or confirmation of the completed sale). If you are receiving a gift, we need proof of the donor’s (person giving you the gift) I.D. and Proof of Address along with proof of funds, showing funds accruing over 6 months.

  • We need a copy of your credit report, if you have completed one before or don’t have a recent one, it can be done quickly and easily online. Click here to go to CheckMyFile and complete one now.
